Also, In 2011 this area was struck with a huge fire that burned off much on the non native cedar and mesquite trees allowing many of the natural native plants and trees to return over the past 6 years. How beautiful it is to look across the canyons and see the lovely pink of the native redbuds shimmering in the sunlight. Some of these ancient oaks were referenced in the original land grant surveys from the late 1800s and are still standing.
The Ozona Camp is loaded with bluebonnets and wildlife, the wildlife currently seen on the property are: whitetail, axis deer, fallow deer (several gold medal bucks), aoudad, wild sheep, abundant turkey, occasional blackbuck, occasional elk, porcupine, excellent dove hunting, bobwhite quail and squirrels. Other activities include butterfly migrations, bird watching, four wheeler riding, horseback riding and star gazing, which is breathtaking.
The ranch contains many canyons, rock ledges, and wet weather creeks that collect water when it rains. Also, there are a few caliche pits that hold rain water for the wild life along with 6 wells with an average depth of 500 feet, 3 windmills and three submersible pumps that pump water to several water troughs that service many areas of the ranch.
The ranch has excellent all weather caliche roads that can for the most part be travelled on in a small car. This ranch has hundreds of acres of valleys (some cleared) with excellent soil that could be planted in a large food plot for the game.
The property is located 30 miles due south of Ozona and is accessed by easement from FM 1973. It is in both Crockett and Val Verde Counties. From I-10 turn south on paved highway 163 for 15 miles then turn right onto 1973 for 16 miles to the end of pavement at the Val Verde County line then take your first right and drive east on a well maintained caliche road for approximately 1.5 miles into the ranch. This Ranch is located on the Western edge of the Edwards Plateau, in the transition zone between the Trans-Pecos and the Hill Country.
There are some state classified minerals being transferred with this ranch which are non-producing at this time. Seller does not own any of the fee minerals. Gas production is segregated into one area in the NW corner of the ranch with 13 wells producing on approximately 1,800 acres. There is very good surface protection language in the deed to the current owner that provides setbacks and surface restoration for any new lease.
